This multi‑phase project delivered a 41,000‑square‑foot kindergarten addition on a 31‑acre shared campus with the Village of Vernon Hills’ Sullivan Community Center, integrating new educational spaces within an established park district setting. Delivered through three coordinated bid releases, the phased approach allowed construction activities to be carefully sequenced, competitively bid, and executed with minimal disruption to ongoing community use.

The new school facility was designed to leverage existing Sullivan Community Center amenities, including the gymnasium and multipurpose room, which will continue to support both school programming and community events. Vehicular access and parking were accommodated within the existing Sullivan Community Center parking lots, eliminating the need for new parking construction and maximizing efficient use of the shared site.

The scope encompassed comprehensive site preparation, structural construction, and building enclosure, including concrete foundations, masonry and structural steel framing, and a complete thermal and moisture protection assembly. Exterior systems featured high‑performance air barriers, insulated wall assemblies, EPDM roofing, metal and phenolic panel systems, and energy‑efficient windows, storefronts, and curtain wall components designed for long‑term durability and code compliance.

Interior construction included the full build‑out of kindergarten classrooms and support spaces, including metal stud framing, gypsum board assemblies, acoustical ceilings, resilient flooring systems, tile, specialty wall finishes, and high‑performance coatings. The project also incorporated coordinated specialty items, including folding glass partitions, signage, toilet compartments, wall and corner protection, and food service equipment.

Building systems were delivered as an integrated whole across all three bid releases, including fire protection, plumbing, HVAC, electrical, low‑voltage, and life‑safety systems. Mechanical and electrical work featured energy‑conscious solutions, including variable-frequency drives, advanced HVAC controls, system commissioning, and a BACnet‑native building automation system, to support efficient, long‑term operation.

Across all bid releases, the project emphasized rigorous coordination, quality assurance, and regulatory compliance, resulting in a modern, durable kindergarten facility that seamlessly supports both educational needs and community use within the shared Sullivan Community Center campus. (16014)
