Technology
Superior technology reduces stress and keeps construction on time and on budget.
- BIM (Building Information Modeling) technology has become the design building standard for Architectural and Construction engineering. This advanced technology is best utilized in coordinating the Mechanical, Plumbing, Fire Protection, and Electrical work to successfully identify and eliminate conflicts with so many systems encapsulated within the same confined areas. Lamp Incorporated has the resources to work with BIM systems on any project you request.
- ProCore. Project managers at Lamp Incorporated use a software program called ProCore. This program keeps track of all project documents, including change orders, submittals, requests for information, contracts, insurance, daily reports, meeting minutes, and more. This system keeps the information organized and ensures all requests for information are answered, all change orders are processed, and nothing slips through the cracks. This web-based system can be accessed anywhere globally and gives full access to all project information in an easy-to-understand format. In addition, ProCore is used to help many public entities in presentations to keep their constituents informed of progress.
- SmartBid is a cloud-based platform that makes sharing important bid-related documents a breeze. Electronically upload and download bid documents saving thousands of project dollars. Additionally, the platform allows access to a surplus of qualified bidders for better bid coverage and results and direct messaging to subcontractors.
- Oracle Textura – Electronic Pay Request System. Lamp Incorporated uses an online payment request system that allows trade contractors to submit their pay requests and waivers electronically. This system also allows the architect and owner to approve the pay requests electronically and allows for the electronic distribution of funds. Additional benefits of Textura include: electronic payments (ACH)—eliminates the need for paper checks, PDF uploads of certified payroll eliminate paper submittals, and easier management of compliance documents (contracts/bonds/insurance).
- Web-Based Video Conferencing. We are adept with web-based video conferencing tools such as Zoom, keeping projects moving no matter what conditions are presented.
- DocuSign. With DocuSign working in concert with our other technology applications, projects stay on track with this trusted and widely used electronic signature software product.
- On-Screen Takeoff. Electronically calculates quantities and measurements, assists in creating realistic budgets for projects, and results in efficient and accurate construction estimating

Public Private Partnerships
Globally, over $5 trillion in infrastructure investment is required to both maintain existing assets as well as to build new infrastructure in transportation, water, energy, telecommunications, and environmental services. National, state, and local governments worldwide all face tremendous budget gaps and therefore are increasingly adopting Public-Private Partnerships models as a means to provide critical infrastructure service delivery.
Lamp Incorporated is proud to offer public-private partnerships with any public body. Early involvement of the private sector can bring creativity, efficiency, and capital to address building funding issues facing State and local governments.
Our specialties include:
- PPP institutional framework development
- Project identification, screening and selection
- Feasibility analyses (technical, economic, tariff, and project financing)
- Transaction structuring, financing and procurement strategies
- Transaction bid and tender preparation, tendering/procurement assistance, and negotiation
- Public awareness and stakeholder consultation
- Bid evaluation, award, and negotiation
- Performance monitoring, and contract compliance
Restoration
Your Historic property requires the specialized skills our staff has acquired through numerous years of diverse restoration projects. It takes a knowledgeable hand and skilled craftsmen to correctly restore historical buildings.
Lamp Incorporated offers the full range of restoration and renovation services applicable to landmark structures. From masonry and stucco exteriors to historically accurate windows and moldings, traditional roofing systems or antique restorations, we can restore or renovate buildings to follow all historical requirements.
LEED
LEED, or Leadership in Energy and Environmental Design, is redefining the way we think about the places where we live, work and learn. As an internationally recognized mark of excellence, LEED provides building owners and operators with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions.
LEED certification provides independent, third-party verification that the buildings we construct are built using strategies aimed at achieving high performance in key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality.
Building Green:
We believe building green is an opportunity for us to utilize our resources efficiently and effectively while creating healthier buildings. These green building practices provide our clients with a financial savings through lower cost building operations, improved employee health and productivity, and ideal resource efficiency. All of Lamp Incorporated’s projects have been using recycling practices to reduce waste deposited into landfills by utilizing separate dumpsters for cardboard/paper, metal, concrete/masonry, and wood from construction debris. We have created Indoor Air Quality Management and Waste Management programs to enhance our green building construction expertise for each project.
Integrated Project Delivery
The Lamp Incorporated focus for integrated project delivery is the final value created for the owner, the finished building. Rather than each participant focusing exclusively on their part of construction without considering the implications on the whole process, our IPD method brings all participants together early with collaborative incentives to maximize value for the owner. This collaborative approach allows informed decision-making early in the project where the most value can be created. The close collaboration eliminates a great deal of waste in the design, and allows data sharing directly between the design and construction team eliminating a large barrier to increased productivity in construction.
We use an online Contract Management software to streamline the flow of documentation, communication and workflows, ensuring everyone is working on the same page. Clients, architects and Lamp Incorporated can keep all communications, documents, drawings, forms and data, amongst other types of electronic files all in one place.
Lamp Incorporated tracks all communication through this Contract Management software. At every project meeting, minutes of the meeting are taken and distributed electronically within 48 hours. Each item from a meeting is assigned a number, a person who is responsible for providing a solution, and a deadline for that solution. We also monitor written communication and submittals through our shop drawing tracking software. Every submittal is logged into our project management software and tracked through every stage, until material has arrived on the project site. Monitoring both written and verbal communication will highlight any potential informational slowdowns, which might affect a project’s performance.

“During my 30 year municipal management career, I have had the opportunity to monitor several multi-million dollar municipal construction projects. Please contact me directly at (847) 960-7410 and I will share my experiences working with the Lamp, Inc. team in the areas of quality of the work, adherence to budget, professionalism of the team members, and overall satisfaction level.”
“Ian Lamp and his team recently completed our 107,000 SF REC Center renovation and new addition project. Their expertise in construction management and renovation projects was confirmed by the excellent job they did on our project. Lamp responded well to our requests and made sure the project went smoothly. We continue to be impressed with the quality of their work. I would recommend Lamp Incorporated to you without reservation.”
“Lamp acted as the General Contractor team on our new library. They did an outstanding job in scheduling and coordinating the work, and in making sure it was done right. They made some excellent suggestions for saving money and for improvements in the construction process. Lamp has been a pleasure to work with, and I hope we have the opportunity to use them again in the future.”
“I cannot say enough about Lamp’s professional team from the sales department through bids and construction management – our project was on-time and below budget with quality workmanship. Construction meetings and options were clearly outlined with transparent payment schedules and quick responses and resolutions to problems. They seamlessly worked with our architect and engineer. We felt that the wishes of us (the owner) were always clearly and fairly represented. The most impressive thing about Lamp is that, even though they are a large company and our project was relatively small, our project didn’t take a back seat and they ‘listened’ to us. That’s why we chose them for our 2nd project and I am continually impressed with the quality and of their work and ethics. I highly recommend Lamp Incorporated without reservation!! 5 thumbs up.”
“Lamp Incorporated is a unique company because it has an innate culture of professionalism, dedication and a commitment to going above and beyond. What has proven most important to me as a customer is that the relationship and service did not end once the keys were handed over. The service continued with any questions I had being answered and immediate follow-through if something needed to be changed. I highly recommend Lamp Incorporated to anyone who is considering undergoing a large or small project. If the opportunity arises that we are in need of service in the future, I would immediately engage Lamp Incorporated.”
“Lamp Incorporated has worked in Winnetka School District for the past 3 years. I have worked with them on 2 projects totaling over $33 million. Our phase 1 projects, additions at both Greeley School and Washburne School had excellent on-site supervision and timely completions with projects coming in under budget. I am not sure what other companies you are considering but Lamp should be one to be seriously considered.”
“It was refreshing to deal with people who you could count on to do what they promised. Conversely, they did not make promises they could not keep. This is extremely important for school officials responsible for developing plans that depend on their performance. If they said a facility was or was not going to be available by a specified date, you could count on it.”
“OTTO’s home is a 400,000 sq ft historic brick complex built over 100 years ago. The buildings had fallen into significant decay. Lamp Incorporated has been the contractor responsible for most of the renovations. Over six years, and several buildings later, I am still employing Lamp as my primary construction services provider. Over the years they have demonstrated an extraordinary attention to detail and dedication to the projects. Project cost estimates, selection and management of the skilled craftsman, communication and problem-solving ability of their project manager and superintendents have met my demanding expectations. Each time they have acted professionally and successfully accomplished the processes and requirements put forth by each of these governing agencies.”
The staff at Lamp Incorporated has also done a terrific job working as a team with the architects and engineers to ensure that each project results in a quality building, built within the budgetary constraints, and completed in a timely manner. Throughout the process they have always kept me and my Facility Management team informed to make sure that the disruptions to daily routines are kept to a minimum. They come to me with solutions, not problems.
I will continue to hire Lamp Incorporated for my future construction projects and recommend them to others without hesitation.
“Lamp maintains excellent communication with building staff and district administration. Currently we meet weekly on-site at our two high school expansion and remodeling projects to view progress, solve construction related issues, and coordinate building needs and challenges. Lamp anticipates issues, provides appropriate timelines for project adjustments, provides detailed minutes weekly as to the status of open issues, and is excellent at coordinating subcontractors to meet the needs of the projects.”
“At the interview, the Lamp team stood out in my mind as the most honest and sincere group, one that seemed to really care about their projects and their reputation.
I am pleased to be able to highly recommend Lamp Incorporated to other clients looking for construction management services. Lamp’s attention to detail, workmanship and commitment to working with the architect is unsurpassed.”
“As an architectural firm, we have teamed with a multitude of Construction Managers, yet never have we collaborated with an organization that understood (from management to site superintendent) the importance of serving a client. The people at Lamp are as genuine, forthright, and hard working an organization I’ve ever experienced. They understand how to work as a team through frequent and clear communication.”
